Marketing information will be used primarily for matching prospective tenants to available properties, sending property details to portals and/or your agency website, and generating brochures.
Most of the data stored in the marketing pages, e.g. rental values, is not actively used for rent calculation and should not be confused with core management data stored on tenancies or property configuration screens.
STEP-BY-STEP
- From the property view click Marketing > Description and Media.
- Click Update to edit the property details.
- Click Save.
All changes take immediate effect, but it may take some time to see changes to marketing information reflected in property portals since these are only updated periodically during the day.
The following fields can be found in each section of the marketing details page.
Marketing Status
Marketing Status
This can be set to Available or Let Agreed. Only available properties will be be included in results when matching against prospective tenants.
Available From
Specify the date from which the property is available for tenants to move into. This will default to the current date.
You may see a warning if the postcode has not been provided for this property, since the key marketing activity of advertising on property portals will not be possible unless a postcode is present. You can edit the property address details via Property > Details > Update.
Rental Details
Rent
The amount of rent charged per specified rental period (see below).
Rent Period
The frequency on which rent is due on the tenancy. The options are:
- Annual
- Monthly (Default)
- Per Person Per Week
- Quarterly
- Weekly
Security Deposit
This will be due from a tenant upon commencing a tenancy to be used as security in case of damages or unpaid rent at the end of a tenancy. Read more on security deposits.
Let Type
The type of tenancy which will be available to prospective tenants in this property. The options are:
- Long Term (Default)
- Short Term
- Student
- Commercial
Price Qualifier
Additional qualifying information relating to the rent value specified.
Max Occupancy
The maximum number of concurrent occupying tenants for which this property is suitable.
Property Details
Property Type
Choose from the list, which is based on the property types supported by the major property portals according to the ubiquitous RightMove property feed specification.
Receptions
Number of reception rooms
Bedrooms
Number of bedrooms
Furnished
The extent of furnishing when the property is available for occupation.
Bathrooms
Number of bathrooms
Property Size
Overall property area, in the specified units.
Heating Options
You can specify multiple heating types present in this property.
Additional Details
Set the checkboxes to Yes if any of the listed features are relevant for this property.
Student Contract Term
The number of months the standard contract period for student lets (may just span a term, the academic year, or the full calendar year.
Description
Description
You can provide a full detailed description of the property and features, and include basic formatting such as bold and italic text and bullet points.
Summary
The summary is a more concise version of the detailed description, and is typically the introduction found on property portals or websites. Often this is a slightly modified version of the overall description so you can Copy the Description to the summary area and speed up the editing process.
Administration Fees
Letting agents should include details of fees which apply for tenancies on this (and any) property in the interest of transparency, and to avoid any confusion regarding unforeseen or unexpected charges. Provide a description to be included as a footnote on any marketing material.
Property Features
Include up to 10 concise property features which will typically appear in bullet point form on marketing material. Add a new feature by clicking the green + icon, and remove an existing feature by clicking the red X icon.
