Regardless of whether a property is for letting or sale, the full details may be viewed (and maintained) via the Property > Details option from the secondary menu.
On the property details page, you can update information by clicking Update.
The details on this page are purely for internal use within Elevate and are separate from the marketing information which is exchanged with external sites such as portals or your own website. These details are maintained via the Marketing menu, with the exception of the main address.
Property address
Address details may be updated in this section, either manually or with the assistance of the postcode look-up facility.
If you select the Use Map checkbox this will plot the address location on the inset Google Maps display, and automatically present the corresponding latitude and longitude coordinates. These may be used for your own mapping applications if required.
If the location shown is not as expected, then you can either amend the postcode and address fields, or drag the location icon to the desired position, and click Reload Map. Google Maps determines locations primarily on postcode and house number, so take extra care with these values, and consider the postcode look-up facility to guarantee address accuracy.
Additional details
These fields are common to all properties, regardless of whether they are listed for sale or rental. Sale/let-specific fields are linked below.
Reference
An internal reference number, if applicable.
Proof of Ownership
You'll want to carry out sufficient background checks, possibly via Land Registry, to determine that the landlord is the rightful owner of this property and has indeed the right to offer it for rental. Once you have established ownership you can tick this checkbox to mark that task complete.
You may also wish to scan and store a copy of the necessary documents or identification documents.
Alarm code
If an alarm is fitted to the property, the code will need to be provided to anyone visiting unaccompanied by the owner, e.g. to perform a valuation or conduct a viewing. This code is also shown on the property overview for convenience.
Local Authority
Select the local authority within whose jurisdiction this property is located. While this is an optional field, if you set this it will be automatically picked up when creating tenancies, particularly those which may be in receipt of income from benefit. You won't be able to record housing benefit payments until you associate the tenancy with a local authority. You can add a new local authority if it is not already by selecting the Add New Authority option, or you can set these up via the Account Settings area.
Council Tax Band
Properties in England, Scotland and Wales are assigned a tax band (A through H) which is used by the local authority to calculate the council tax due.
Properties in other areas, e.g. Northern Ireland, have their rates calculated based on the rateable value (below) and can set this to Not Applicable.

Rateable Value
Properties in Northern Ireland have their rates (below) calculated based on the rateable value.
Properties in England, Scotland and Wales are assigned a tax band (A through H) which is used by the local authority to calculate the council tax due, so the rateable value can be ignored.
This field is stored solely for informational purposes, it is not used by the system for any purpose.
Council Tax Rates
Different terms are used in different regions, even within the UK, to describe this annual council tax or rates bill due to the local authority. In Northern Ireland this is called an annual rates bill (based on the rateable value above), and in Great Britain the council tax bill is based on the council tax band above.

Property Service Charge
Some properties, particularly in developments with communal facilities such as common hallways, landings, alarms systems, gardens and general maintenance, must pay an annual service charge to the management company, and perspective tenants or buyers will need to know this value.
