The available statuses are listed below in typical order:
- For Sale
- Sale Agreed
The vendor has approached the agency with a view to selling this property, but its market value has not yet been determined. An appointment at the property between the valuer and the vendor will help determine all the particulars of the property, which will then allow the agent to accept it to sell.
This property is actively on the agency's books, but has not yet had all of its details gathered or approved. This property is still being prepared and is not ready for full sale activity just yet. For example, draft properties are not sent to property portals.
Some properties may go straight onto the system as For Sale. This property is actively being marketed and all activities such as viewings and offers may be recorded against it.
For various reasons a vendor may decide to withdraw their property from the market, and the status can be set to Withdrawn to reflect this. Be careful to consider any active offers or viewings when updating a property to this status.
An offer has been accepted and this property is going into the final stage before the sale is completed by the relevant solicitors and lenders. Some sales activity may continue during this period in the event of a sale falling through, but this is at the agent's discretion.
When the sale has completed successfully the property will be marked as Sold, and can then be archived to be removed from the active list of properties. Archived properties will no longer be actively managed, but will be available in read-only view for comparing similar properties and prices.
