You may have a mixture of fully managed properties and those which are unmanaged or "let-only" in your portfolio. Additionally, you may have properties in the middle, where you collect the rent only, but do not undertake any other sort of management activity.

This is set via the Default Let Type field on the property details. By default, all new properties are created as Fully Managed, and can then be updated to another type if required.
STEP-BY-STEP
- Go to the property in question.
- Click on the Property > Details menu.
- The current default let type is shown in the Management Details section.
- Click Update to modify this.
- Change the Default Let Type field.
- Click Save.
What does this setting actually do?
On the main List Properties page, the list shows all properties by default. However, you can click on the various tabs to filter these by management type, e.g. Fully Managed, Let Only, or Rent Collection Only. This filters the results based on the default let type setting above.
The system does not prevent you from creating a managed tenancy in a property which has been designated as Let-Only, or vice versa. However, it will preset the tenancy type according to your setting, and you can manually amend this if required.
